How do your fees work?

As a buyer, my services are complimentary. For sellers the commissions are split between the list agent and the agent who is representing the buyer. For more details, percentages, and promotions please contact me directly.
How many homes should I look at before I make a purchasing decision?
Each transaction and buyer's needs is personal, so you may know and find exactly what you want right away, or you may get your toes wet and then decide you need some time. There is no correct way, but I will be there whether you want to see 50 properties or 5. I will always work off your timeline.
As a buyer can't I just click on a property on Zillow, Redfin, etc. and schedule a showing?
Technically yes, however what is deceiving is often times the agent that appears with the online listing is not actually associated with the property. Instead they are a paid ad and many times will not even know of the property
How long does it take to buy?
On average my clients look for a few months before going under contract. Once under contract, closings with a mortgage can be as quick as 30 days to as long as 60-90 days. If you are buying in cash it can be quicker than 30 days. The closing time is negotiated in the contract and typically we can work around your timeline and moving needs.
How long does it take to sell?
The timeline for a sale always varies and depends on the pricing strategy,  housing market, time of year etc. That being said, once an offer is accepted closings trend to 30 days on the quick end and up to 90 days on the longer side. Closing times are negotiated in the acceptance of an offer.
Why should I not use a discount brokerage?
The adage "you get what you pay for" stands the test of time for a reason. When choosing a discount brokerage you will often unknowingly forgo a designated showing agent, leaving strangers or a buyer's agent with a lockbox to do showings who do not know your property's value, selling points, upgrades, history, highlights, and any detailed property questions potential buyers may have during their showing.
Many discount brokerages also tend to seem more affordable on the front end but then limit the amount and quality of photos, video, media, postings, marketing or will up-charge for items that I believe should be inclusive and standard.Â
I offer unlimited open houses, HD edited photography, 3D tour, aerial drone videography & photography, property video, and social postings.Â
Once an offer is received, I ensure your deal is negotiated to reflect the best terms & price and manage the transaction step by step to make sure nothing falls through the cracks that could inhibit a successful close.
Can you guarantee me a successful sale?
I will always strive to do everything I can to position your property to sell as quickly and at the highest price point the market will allow. If you are unhappy with service I never hold a seller "hostage" and think it is the ethical thing to allow you to cancel at any time, with no cost or fees to you.
